For brokers and team leads

What is realtor bookkeeping here? Real estate agent bookkeeping at Books Ready Now is cash-basis real estate bookkeeping. Each closing is recorded gross from the commission disbursement statement. Brokerage splits and fees are expenses. You get a P&L, a balance sheet, and a package your CPA can use. We hand over the books. Your CPA files the return.

The Work

Commission income, splits, and the expenses agents track all year.

Real estate agent books are a stack of closings and small recurring costs. We categorize them on cash basis so your CPA can see the year clearly.

Commission income

Each closing is recorded gross from the commission disbursement statement, matched to the deposit.

Splits and brokerage fees

Brokerage split, franchise and transaction fees, and referral fees are booked as expenses.

MLS dues

MLS, association, and board dues sit with the rest of your agent costs.

Marketing

Lead gen, advertising, signs, and client gifts are separated from personal spending.

Mileage

Vehicle and mileage expenses are categorized from your accounts. Your CPA decides the deduction.

Desk fees

Desk fees, E&O, and other brokerage charges are booked when they hit the account.

1099s

Deposited commission is lined up so it can be compared with your 1099-NEC. We do not file 1099s.

Quarterly estimated taxes

We report year-to-date profit so your CPA can set the estimate. We do not calculate or file it.

Why Books Ready Now

Cash basis, AI-assisted, fast, and a flat price.

Cash basis

Income is booked when it is deposited. These packages stay on cash basis.

AI-assisted

Categorization runs on Kick, an AI-powered ledger. A person reviews the books before the CPA handoff.

Fast

Done in 1 week. Year-End Cleanup is done within 1 week (5 business days) of receiving all documents and account access. Quarterly Financials go out by the 20th day after quarter end, and Monthly Financials by the 10th business day of the next month. Those dates are not the 1-week guarantee.

Flat price

You see the starting price first. The flat fee is confirmed on a free 15-minute call. No hourly billing.

Packages

Three realtor bookkeeping packages.

Starting prices follow accounts and monthly transaction count. Solo agent is sized for 1–2 accounts and up to 75 transactions a month. Producer is sized for 3–4 accounts and up to 150. Team lead or broker is sized for 5–6 accounts and up to 250.

Your flat fee depends on accounts, transactions, and how messy the books are. We confirm it on a free 15-minute call. The free estimate uses these same tiers for real estate and other cash-basis businesses.

Brokers and Team Leads

A per-agent view of the team’s books.

The team-lead tier is for a broker or team lead with 5–6 bank and credit card accounts and up to 250 transactions a month. Income and expenses can be split by agent.

Year-end cleanup: starting at $1,600
Quarterly financials: starting at $450 per quarter
Monthly financials: starting at $325 a month

Brokerage trust and escrow accounts, agent payroll, and 1099 filing stay out of scope. Your flat fee depends on accounts, transactions, and how messy the books are. We confirm it on a free 15-minute call.
